MORGANTON WINTER PLUMBING

Burst and Frozen Pipes in Morganton, NC

Foothills winters bring hard freezes. Here is how to stop the damage, thaw safely and keep it from happening again.

Public utility rates and government fees, not plumber prices.

Shut the water off and protect the house

A split pipe can release a large volume of water in a short time. Close the main valve where the supply line enters the house; if it fails, the City can shut off at the meter, though fees apply after hours. On a well, switch off the pump breaker. Then turn off the water heater's energy source, open a low faucet to drain the system, and switch off electrical circuits near the water.

Move furniture and valuables, lift rugs, and start removing standing water. Photograph the damage and the failed pipe before any cleanup; your insurer will want to see both.

Why pipes freeze in Morganton houses

Most Morganton homes are built over vented crawlspaces. On a hard freeze, cold air pours through open vents and around poorly sealed rim joists, and pipes near the outside walls freeze first. Supply lines in exterior walls, under sinks on outside walls, and to outdoor hose bibs are the usual failures. A pipe often splits away from the frozen spot, where pressure builds between the ice and a closed faucet.

Homes left empty over a holiday with the heat turned down are at particular risk.

Thawing a frozen pipe safely

If a faucet gives no water on a cold morning but nothing is leaking, the pipe is frozen but may not have split. Open the faucet so water can flow as the ice melts. Warm the pipe with a hair dryer, a heat lamp or warm towels, starting near the faucet and working back. Never use an open flame. Check for leaks as the pipe thaws, and be ready to close the main.

If you cannot reach the frozen section, or it is inside a wall, call a plumber rather than cutting into the wall yourself.

What leaked water costs on the city bill

Water that runs from a broken pipe passes the meter and is billed at the volume rate, and if you are on city sewer, again as sewer volume. The table shows the inside and outside rates from the FY 2026-27 schedule. The leak cost calculator turns gallons into dollars. Ask City customer service whether any adjustment is available after a documented repair.

The repair

A plumber cuts out the damaged section and replaces it, often with PEX or copper. Repairs to existing piping usually do not need a permit, but replacing large sections of the system or the water heater does. Ask the plumber to check the rest of the exposed piping in the crawlspace while they are there, since one split often means others are close.

Ask what insulation or heat tape they recommend for vulnerable runs, and whether the crawlspace vents and access door seal properly.

Preparing for the next freeze

Insulate exposed pipes in the crawlspace and garage. Close crawlspace vents in winter if your house is designed for it, and seal gaps around the rim joist. Disconnect garden hoses and fit insulated covers on hose bibs or replace them with frost-free versions. On the coldest nights, let a faucet on an outside wall drip and open the cabinet doors under sinks.

If you leave the house for more than a few days in winter, keep the heat on, close the main valve and drain the faucets. That one habit prevents most burst-pipe claims.

Insurance and records

Homeowner's policies commonly cover sudden and accidental water damage from a burst pipe, but not the cost of repairing the pipe itself or damage from a slow leak that went on for weeks. Policies can also exclude freeze damage in a house left unheated. Read your policy, call your agent early, and keep receipts for emergency drying, cleanup and the plumber's invoice.

Take photos of the failed pipe, the area around it and the damage before cleanup, and keep the broken section if you can. A short written statement from the plumber describing the cause helps the claim. If the City bills you for the lost water, keep that bill with the claim as well and ask your adjuster whether it is covered.

Drying out

Water in a crawlspace or wall cavity needs to be dried quickly to prevent mold and rot. Fans and dehumidifiers help in small areas; larger losses usually need a water damage restoration company with moisture meters. Ask them to document moisture readings until the structure is dry.

Pipes most likely to burst in a Morganton freeze

In crawlspace homes, the usual weak spots are the supply lines running to a kitchen or bathroom on an outside wall, the line to an outdoor hose bib, and any pipe near a vent or an open access door. In homes with a finished basement, pipes in exterior walls behind finished drywall are at risk and hard to spot until water appears. Garages with laundry or a water heater are another weak spot when the door is left open. Walk the house before the first freeze with a flashlight and note the runs you would worry about.
